Few things to keep in mind on the Rates:
Rates are based on 20 or less People (Overnight Guests & Visiting Guests)
While the Great Escape River House can sleep up to 27 people, to keep it affordable to smaller groups, rates are based on 20 or less people. As the Group size grows, there is a per person, per night booked fee. This Rate does increase the over all cost, but actually reduces the per person, per night booked cost.
Don't get Sticker Shock
Booking a 1 Bedroom Condo, will cost a couple about $100 per person per night booked. To share a swimming pool, hot tub, and other amenities, with strangers. The Great Escape River House's rates, for large groups of 20 people or more, never have that high of Per person per night booked cost. For instance, a group of 20 people, who book a 4 night stay, with rental cost, cleaning fee, and taxes, before refundable deposit, for a peak summer weekend, may cost $61 per person, per night booked... and spring or fall may will probably cost less than $45 per person per night booked. Winter is even more affordable and if booking a full week the cost is even more affordable. That said, this is not the cheapest option, just the best value for you and your group will get with this amazing house.

If you're booking less than 4 nights, when one of the nights is a Thursday, Friday, or Saturday, see "Options" Page for added cost for not meeting the Minimum stay.
Mid August - Mid May, Rates are based on Stays that Start or End on:
Sunday, Monday, Tuesday, Wednesday, or Thursday
If you'd like a Friday or Saturday night departure or arrival, please contact owner for your personalized quote. Because of the way most people book, weekly stays that start or end on a Sunday, or 4 night stays that start on a Thursday or Wednesday, ending on a Sunday or Monday, stays that start or end on a Friday or Saturday, often result in more nights going unbooked. Including the valuable Weekend nights. This loss in revenue, is passed onto the Guest booking a stay that does impact the house's ability to rent nights.
Mid May - Mid August, Rates are based on Stays that Start or End on a SUNDAY:
Regardless if your stay is 2 nights, 7 nights or something in-between, during the peak summer season, Rates are based on the stay starting or ending on a Sunday. Because of the way most people book, weekly stays that start or end on a Sunday, or 3 or 4 night stays that start or end on a Sunday, during these short peak months, the house can often book, every night in each week, if this book method is used. Deviating from it often results in nights not being booked. Which is an expensive loss. This loss will be factored into quotes that don't follow this system.

Both Great Escape Vacation Houses are located in the City Limits of Gulfport, MS. On the Biloxi River. The Biloxi River Leads to Gulfport Lake, then to the Biloxi Back Bay and ends up at the Gulf of Mexico.
See FAQ for mileage information to popular destinations. The Houses are less than 3 miles north of I-10, Exit 38 (1st Gulfport exit from the East - last Gulfport exit from the West). It is less than 8 miles, almost straight south to the Gulf of Mexico Beaches, on Highway 605. |
